General Leasing Questions

Can additional furniture be brought into the apartment?

East Edge residents are welcome to bring additional furniture into the apartment if they so desire. Residents are responsible for removing their own personal furniture, along with all of their other belongings, upon move-out.


If I'm over 21, do I need a guarantor?

Yes. All leases are required to have a guarantor.

Can I pay my bill with a credit card? Is there an extra charge?

You can view your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. Simply select the "Resident Login" link at the top of this website. This will direct you to our resident rent pay portal. There is a small convenience charge for this service.

If I pay the contract in full, do I get a discount?

We do not offer a discount to residents paying for a lease term in full. However, we do accept full and advance payments as an alternative to monthly installments.

What size are the beds?

Bedrooms come furnished with a full XL size memory foam mattress and bed. Sheets in full extra long and queen sizes will fit the mattresses.

Do you allow pets?

We are a pet friendly community! We allow non-aggressive breeds under 30 lbs. There is a $300 non-refundable pet fee and additional pet rent per installment. No more than 2 animals per apartment.

How are rooms assigned?

Residents who already have preferred roommates can confirm their roommate match requests while submitting their application. If they do not already have a roommate, residents will be matched up based on the roommate matching card that they fill out while applying. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.

How are roommates matched?

If you already have a roommate in mind, you are able to request them on your application. Otherwise, you will be asked a series of roommate matching questions while filling out your application. You will be matched up based on these answers and preferences.

What utilities are included in my rate for Fall 2021?

Your payments include Internet, community-wide Wi-Fi, trash & electricity with a cap. The resident will be responsible for water, sewer, & any additional electricity overage above the cap.

Are there any additional fees?

Each month the resident will be billed a monthly utility service fee of $6.00.

Renewal Questions

If I renew, do I have to move out and then move back in?

If you renewed before the renewal deadline, then no moving is required! We do our best to keep residents in their same spot even after the deadline has passed, but as we fill up it may become more difficult. Call our office for options available to you.

If I renew, will my guarantor have to sign again?

Yes. Both you and your guarantor will need to resign again.

When do I start paying the new rent amount?

On the first day of your new lease.

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

I'm graduating in December, can I still renew?

How do I renew my lease?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3"! Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
